Conventional Loans

Conventional loans are funded by banks, credit unions, life insurance companies, Fannie Mae, and Freddie Mac. These loans are referred to as permanent loans with fixed terms including 5, 7, 10, 15, 30-year fixed, and usually have a prepayment penalty. Properties must be stabilized and meet stricter bank grade underwriting guidelines. Conventional loans typically close in 45 to 60 days.

Hard Money Bridge Loans

Bridge loans are interest only loans funded by private lenders. These loans are referred to as short-term or hard money loans with fixed terms ranging from 1 to 3 years, and usually have no prepayment penalty. Underwriting guidelines are more flexible. Bridge loans are used to stabilize or rehab properties to resell or refinance long-term. Bridge loans offer fast closings in 7 to 21 days.

Construction Loans

New construction loans are funded by banks, credit unions, and specialty construction lenders. Construction loan terms are 9 to 24 month interest only terms, and usually have no prepayment penalty. Underwriting guidelines are project specific and require a minimum of one construction project completed within the last 5 years. Constructions loans can close in 30 to 60 days.
