ICS is a Commercial Mortgage Brokerage, underwriting & placing capital for Loan Brokers nationwide. Our Funding Platform enables Brokers to place loans through 7,500+ Institutional and Private lenders. Your ICS Underwriting and Capital Placement Team reviews, structures, underwrites, and packages loans for Lender review, handling all loan placement, so you can focus on finding more deals. We offer this opportunity to help you arrange commercial, multifamily, and investment property loans for your Clients at the most competitive rates, and terms available in today's capital marketplace. We are not a Lender. We are your Back-Office Underwriting & Capital Placement Team. You can work under the ICS Brand or your company.

 

HOW IT WORKS

You submit a loan request online & schedule a Loan Review Call.


We evaluate the loan with you to determine the best loan program, eligibility, Lender type, estimated rate, terms, and fees.


If it looks fundable, we prepare a Good Faith Estimate and Funding Fee Agreement for you and your client in your company name.


Client signs off on GFE, we gather documents, underwrite the loan, and place it with the most competitive Lender.


Borrower signs final Lender Term Sheet, Lender orders appraisal or in-house evaluation, and completes underwriting for final loan commitment.


Loan funds. Broker is listed on settlement statement for commission payment.


Broker invoice is delivered to escrow, including authorized seperate payment to ICS.


Success! Everyone is paid.

 

BROKER COMMISSIONS

Brokers keep 100% of their points charged to the Borrower. ICS charges a loan underwriting, processing, and packaging fee of $2,500 + 0% to max 1% on successfully funded loans. This fee is dependent upon loan size, loan type, and determined with you at initial loan review. You simply add our fees to your Broker fees charged to your client, which will be outlined under your name or company on your Funding Fee Agreement with your Client. You are the originating Broker of record paid at closing. ICS is paid at closing or post-closing.

 

CLOSE IN YOUR COMPANY NAME

 

Loans close in your name or company name as the originating Broker, and your client has no knowledge of ICS. We are your Back-Office Underwriting and Capital Placement Team. You also have the option to work under ICS.

 

LICENSING REQUIREMENTS

 

You are responsible to have the appropriate state licenses as the originating Broker being paid at closing. Most states have no licensing requirements to broker commercial mortgage loans. California, Arizona, and Nevada do require licensing. You will want to check in your state if licensing is required.

FUNDING FEE AGREEMENTS

FOR BROKER PROTECTION

 

 

 

Many Brokers work for Borrowers with no Funding Fee Agreement in place. That is a HUGE no-no. To protect your commission, and our time underwriting and placing your loans, we require there to be an agreement in place with the Borrower outlining your Broker points and fees to be paid at closing. Many Banks won't pay Brokers at closing, or will only pay a minimal referral fee. A Funding Fee Agreement ensures Brokers get paid full-commission at closing, or immediately post closing through auto-pay commission processing, agreed to by the Borrower, as outlined within the Funding Fee Agreement. Funding Fee Agreements are prepared by ICS in your company name.

 

ICS SERVICE FEES

 

Set-up & Monthly Platform Service Fees

Brokers pay a one-time set-up fee of $295 + a monthly Platform & Broker Support Fee of $95 billed every 30-days. The set-up fee is reimbursed on your first closed deal and monthly fees are always reimbursed in any month you close a loan ICS has placed for you.

 

TRAINING & CERTIFICATION

 

When you sign up as a Broker with ICS you can go through our online training program and pass our Broker Certification exam, which is optional, but highly recommended. It's an amazing online training program you will be so glad you found.

 

MARKETING TOOLS & RESOURCES

 

We provide everything you need to originate and get deals funded, including marketing brochures, and your own CRE Web App. You will also have access to dozens of helpful form templates, including a Funding Fee Agreement, rent roll, profit and loss, T12, SREO, Scope of Work, PFS, and much more.

 

 
 
 

PROSPECT LEADS

 
 
 

If you need property owner prospect leads to call on, we've got you covered. Without a property owner contact database of at least 2,000 contacts, you won't have much to work with. You can order property owner contacts leads, including the property type, loan size, existing debt, as well as the property owner's phone, email, and mailing address. We provide several hundred contacts to get you started at no cost. Additional contact leads are $1.25 per detailed contact.
