INTRO CALL SCRIPT TO CLIENT


Hi (Client Name), my name is (Your Name), I am a Funding Manager with ICS Loan Commercial Lending. I received a financing request for your property located at (property address). I wanted to call and introduce myself, as I will be processing and pre-underwriting your loan. How are you?

I understand you are working with (Broker Name). That's great. We will be working with them and keep them in the loop to expedite this process.


I know you are probably busy, as am I, so this should only take a few minutes. I wanted to make sure we have the correct information, understand the purpose of the loan, and ensure we structure the most appropriate loan for you.

I'd like to quickly walk you through our Funding Process so you know what to expect.

ICS is Correspondent Commercial Mortgage Lending Company. We pre-underwrite loans simultaneously through multiple lending partnerships, including Fannie Mae, Freddie Mac, FHA/HUD, SBA, life companies, private bridge and construction lenders, CMBS lenders, and numerous banks. We are going to structure, underwrite, package, and price your loan for you, providing you with a Conditional Loan Quote as soon as we receive a few preliminary documents from you. If the rate and terms meet your expectations, upon your acceptance, the final underwriting process will begin, including an appraisal as needed, 3rd party reports, funding conditions, etc. The great thing about ICS is we pre-underwrite your loan across multiple lending partners, they compete for your loan, and will meet, beat, or counteroffer our asking rate and terms. Rates are typically floating until the final loan commitment, sometimes before appraisal completion, sometimes after. If we can lock it in immediately, we will certainly do so. As you can imagine, with the current market, time is of the essence. ICS may sell, assign, or broker your loan depending upon the most competitive lender for the assignment.

If you have the documents readily available, that's great. If not, I have provided a link to our Commercial 1003 Applicaiton which is all-inclusive, including schedule or real estate owned and rent roll section.

ITEMS NEEDED:

  • Rent Roll - If income producing property
  • Property Operating Statements last 12-months (if income producing property)
  • Personal Financial Statement or Completed Commercial 1003
  • Schedule of Real Estate Owned
  • Scope of Work, Budget, Construction Package - If rehab / construction project
  • Project History / Resume - If rehab / construction project
