ICS offers loan processing and lender placement services to our Lending Partners. ICS will review, process, underwrite, place, and close your loan through the most competitive lender for you. Not every loan is fundable. We review loans submitted, identify if the loan is fundable, then proceed with processing and placement through our network of institutional and private lenders.

 

Loan Processing, Underwriting & Packaging Fee
ICS structures, processes, and pre-underwrites loans across multiple lenders. Processing includes negotiating final rate and terms with the most competitive lender, clearing funding conditions, ensuring all borrower and property documents are in order for underwriting approval, and manages the escrow/title closing process. ICS gathers all required documents for funding from the broker and/or client, orders preliminary title, and 3rd party reports as needed. Loans under $500k are charged an upfront processing fee of $975 at the time of Conditional Loan Quote acceptance. Loans over $500k are charged an upfront processing fee of $2,500 at the time of Conditional Loan Quote acceptance. These fees are paid by the borrower.

Funding Fee (Loan Origination Points & YSP)
ICS charges a funding fee on all successfully funded loans. Funding fees are paid by the borrower and/or lender at closing. In most cases, ICS is compensated by the funding lender in the form of YSP, with additional points charged by a participating broker. All origination points and YSP are split between the Lending Partner (Broker) and ICS starting at a 50/50 split. Unlike most brokerages, ICS shares 100% of YSP revenue with our Lending Partners when applicable. For example, if combined loan origination points and YSP total 3%, you earn 1.5% of the gross loan amount funded. Once you've funded 36MM in loans with ICS, you move to a 70% split.

HOW IT WORKS

 

Loan Placement

When you submit a loan to ICS, we process, structure, and place the loan with the best lender for you. You originate loans. We fund them.

 

 

LICENSING

 

ICS is licensed to broker commercial and investment property loans in all states, not including Nevada. We keep you compliant by funding the loan directly through ICS. You are not required to have a NMLS license for commercial mortgage lending when you originate under a licensed company, such as ICS. We are also approved with 1,000+ lenders, so you won't have to go through the extensive lender approval process with each lender.

 

CREDIT REPORT ACCESS

 

There is nothing worse than finding out the borrower's credit was 50 points lower than expected after doing a lot of work finding the right lender. As an ICS Lending Partner you can pull soft credit reports with no impact to the borrower's scores. ICS will pull the report for you at your request.

 

GET STARTED
